Condenser coils pull air continuously and load with desert dust, cottonwood, and whatever the wind delivers. A loaded coil cannot reject heat efficiently, so the symptom is poor performance and rising bills rather than a clean failure — and it gets misdiagnosed as low refrigerant regularly.

Rooftop Units Reward Being Looked At
Much of what strands a rooftop unit shows some sign first. Coils load gradually, belts fray before they snap, capacitors weaken before they fail, and igniters drift out of specification over a season rather than overnight. None of that is visible from inside the building, which is precisely the problem.
A scheduled inspection is a chance to spot those while the space is still usable. Reactive service finds them at the worst possible moment, which in a restaurant or a retail floor is a revenue number rather than a repair number.
