The Valley Is Not One Climate
Three things change from one side of the valley to the other, and all three affect how a heating and cooling system behaves.
Elevation Changes The Load
The foothill communities — Summerlin, parts of Henderson, Southern Highlands — sit noticeably higher than the valley floor, and winter nights run colder there. A heating system sized on a generic valley calculation is frequently undersized once you are up against the hills.
Housing Age Sets The Failure Pattern
Paradise and Green Valley carry decades of second- and third-generation equipment and remodel-era ductwork. Southern Highlands, Mountain's Edge, and parts of Henderson are newer construction now reaching its first replacement cycle, often across a whole street at once.
Dust Exposure Varies By Location
Homes backing onto open desert — parts of North Las Vegas and Mountain's Edge especially — load filters and outdoor coils considerably faster than homes further into the built-out center of the valley. The same filter schedule does not fit both.

Twice a year everywhere in the valley — once in spring before the cooling season, once in autumn before the heating season. That recommendation does not change by neighborhood, though what an inspection turns up often does, depending on the age and type of equipment common to that area.
